Plenty of people need somewhere to live in London for more than a fortnight and less than a year. A hotel is unaffordable and unliveable over that stretch. A standard assured shorthold tenancy wants a twelve-month commitment, a deposit, referencing, proof of UK income, and a flat that usually arrives unfurnished — which means buying a bed, a sofa and a fridge for a stay you already know is temporary.
The monthly serviced apartment sits in that gap. It is furnished, the bills are usually included, the term is flexible, and you can move in with a suitcase. This guide covers who they suit, how the pricing works and what to check before you commit.
Who takes a long stay apartment

How the pricing works
The single most useful thing to understand is that long stay rates are not nightly rates multiplied out. They step down.
The rate steps down with the term
A one-night rate is the highest number you will ever see. Weekly rates sit below it, and monthly rates below those — often substantially. Always ask for the rate at the length you actually intend to stay rather than pricing a single night and doing the arithmetic yourself.
Bills are usually inside the rate
In most serviced apartments the quoted rate covers electricity, gas, water, Wi-Fi and council tax, with linen, towels and a cleaning schedule included too. Against a rented flat, that removes half a dozen accounts you would otherwise have to open, pay and close.
What you are not paying
No agency fees, no referencing fees, no inventory charges, no furniture, no deposit protection scheme to chase at the end, and — if you book direct rather than through a platform — no booking fees.
What to check before you book
- Exactly what the rate includes. Utilities, Wi-Fi, council tax, linen, towels, cleaning frequency.
- The cleaning schedule. Weekly is typical on a long stay. Confirm whether linen changes are part of it.
- Kitchen equipment. Over a month, the difference between a full kitchen and a microwave with ambitions is enormous. Check for an oven, a hob, a full-size fridge and a dishwasher.
- Laundry. In-apartment washing machine or a shared laundry room.
- Extension and notice terms. Assignments run over. Ask what happens if you need another month, and what notice applies if you leave early.
- Payment schedule. Monthly in advance is common. Ask about deposits and about VAT invoices if you are claiming the cost back.
- Post and deliveries. How parcels are handled matters more than you would think over several months.
- Who you call at night. On a long stay something will eventually need fixing. Know in advance who picks up.
Choosing the right area for a long stay
The trade-offs change once you are staying for months rather than nights. A tourist picks a location for proximity to attractions; a long stay guest should pick one for everyday life.
- Supermarkets within a short walk. You will do a shop two or three times a week, not once.
- Two transport options, not one. A single line means a single point of failure for months of commuting.
- A pharmacy, a GP practice and a gym nearby. These stop being optional over a longer stay.
- Somewhere green. A park within walking distance changes how a long stay feels more than any interior feature.
- Honest value. Zone 2 and 3 neighbourhoods with fast links give you far more space per pound than Zone 1.

- Get a UK SIM or eSIM. Pay-as-you-go data is inexpensive and makes everything else easier.
- Register with a GP if you are staying more than a few weeks. You do not need to be unwell to do it, and it is much easier done early.
- Set up contactless travel properly. Use the same card or device every day so weekly capping applies.
- Find your three essentials — the supermarket, the pharmacy and the place that does a decent coffee. The rest follows.
- Walk the neighbourhood without a destination. It is the fastest way to stop feeling like a visitor.
Making a serviced apartment feel like home
A few small things make a long stay considerably better. Unpack properly rather than living out of the case. Bring or buy one or two things that are yours — a mug, a photograph, a decent knife. Establish a routine that does not revolve around the apartment, so coming back to it feels like coming home. And use the kitchen: nothing makes a temporary flat feel permanent faster than cooking a meal you actually wanted to eat.
